Market modeling/regression analysis video tutorial

David Braun's excellent article Market Modeling and the Real Property Appraiser, part I of II, has garnered a lot of interest and feedback. Included with the article is a downloadable Excel utility (please right click and download to your computer to use) and an instruction sheet. David has also produced a video tutorial that can be viewed right here. Each part is around 5-6 minutes long.

When dowloading the application...I don't see the "scrub data" button and I can not get the application to import the data? Is it something with my copy of Excel? I would really like to work with this a bit if I can get the data formatted correctly.

To get the data to import the file with your MLS dada must be named "data.xls" and be open.

The scrub button cannot be in your application as it depends on how your MLS sends the data and names the fields. For now you will have to scrub your data by hand or just not use that field. I will be including a scrubber that each user can set up for their particular MLS.

Be sure there is no Text in any field when running the Regression.

The workbook with the data must be open and named "data.xls".

The scrub macros will be different for each MLS. We will have a scrubber that the appraiser can set up later. For now the appraiser will have to scrub the data by hand or not use that column of data. There can be no text in the fields or blanks.

I was unable to get the data in by import. I created a sheet called RawSales and got it to work that way. With the scrub button missing, how is the days to sale calculated?

I note your program is designed to work in Excell 2003 with up to XP operating system. I have Excel 2007, but could save as 2003 version, however my computer has the Vista operating system. I am very interested in your program and regression analysis being used to predict property values. Please advise if your program can cope with Vista. Thanks

The "days since sale" is calculated by subtracing the sale date of the comp from the effective date of the appraisal.

Vista is an operating system and as such should not effect the operation of Excel. Version 12 of Excel should run an older version. Let me know if it does not. The upgraded version of the regression module will be in Version 12.

Let me know if you have downloaded the regression application and tried to use it.

A couple of questions,

1, I am not seeing a scrub button
2, I am not being asked for the effective date of the appraisal?
3, You have indicated no text in data fields, does this mean you can not have ranch, cape and etc..

I am having some difficult in a couple of areas, maybe you can help?

First I am not getting a pop up asking for the date of appraisal. Is there another way to bring that up?

2, I am also not getting the scrub button. Not sure why that is .. any ideas?

3, I have noted that you have indicated no text in the columns.. do I understand you correctly? Can I not use text like "full" partial, and crawl for foundation type?

Great product.. I would like to utilize this tool in working with attorney's

Sorry it has taken me a couple of days to get back to you. I have been having some computer problems. The questions about the scrubber are in one of the earlier posts that you can find. I will be putting in a universal scrubber that the apraiser will have to set up one time.

Assign a number to each type of house style. The best thing to do is have a seperate column for each stye and 0 is no and 1 is yes.

Try it both ways and see if the results are different.

I have Vista and Excel 07 also - I am also having trouble getting data to load - I noticed that Excel 07 files are saved as ".xlsx" files not ".xls" files - there is a "save as" option that will save it as a ".xls" file - Also having done that The progem promted me to enable the macros - You must click on the Windows Icon and choose options - security - then enable macros at all times - Still says can't find data at the end of all this though

Either the old or new Excel is fine. Vista should not matter.

The file with the data must be named "data" and be open.

Although I believe this amateurish attempt at valuation is well intentioned, I am disappointed at the authors disregard. Most comments, so far, have been technical incompetence ,to be expected, instead of overview or insight into what might have embraced as a genuine valuation tool. No explanation of weight given to fields (bath), throw it out?! Below grade turns out more than above grade, throw it out?! Design, throw it out?! Garage?, throw it out?! Worthless...
